First, make Florida your legal home

Becoming a Florida resident is more than just buying a house here. To get the tax benefits and make it stick, you file a Declaration of Domicile with the county, get a Florida driver license within 30 days, register to vote, and apply for the homestead exemption by March 1. There is no minimum day count, but you do want to spend more time here than in your old state and keep records that show it.

Then, pick the right community

This is where we see people get it wrong. A lock-and-leave condo in Lakewood Ranch is a very different life than a beach house on Siesta Key or a quiet new build in Parrish. Think about how you actually want to spend your days: golf, beach, walkable downtown, or low-maintenance and travel-ready. Healthcare access, trails, and HOA or CDD fees all factor in too.
