Sarasota, Manatee & CharlotteMarket Update: June 2026

featured-market-update-logo

Here is a clear read on where our local market stands as of the end of June, for single family homes and for condos and townhomes across Sarasota, Manatee, and Charlotte counties. The short version: single family still favors sellers, condos have shifted toward buyers, and the mid price range is moving fastest.

Single family homes still favor sellers

Across the three counties there is about 4 months of inventory, and anything under 6 months is a seller’s market. Manatee is the tightest near 3 months, Sarasota is right around 4, and Charlotte is a little softer near 5. Well priced homes are still moving, going under contract in a median of 40 to 62 days.

Condos and townhomes have shifted to buyers

Condo and townhome inventory sits around 7 months for the area, which favors buyers. Sarasota and Charlotte are close to 8 months and Manatee is tighter near 6. If you own a condo and plan to sell, pricing it right in the first week matters more than ever.

Where homes are moving fastest by price

In the single family market, the $200,000 to $600,000 range is moving fastest, with only 2 to 3 months of inventory. Homes above $800,000 are taking longer and negotiating more. Entry level homes are holding 96 to 100 percent of their original list price, while homes over $1,000,000 are settling closer to 91 percent.
