Insurance is the budget wildcard
Florida homeowners insurance includes wind and hurricane coverage, but with a separate hurricane deductible. Flood is a completely separate policy. Costs vary a lot by location and age of home, so get a real quote before you go under contract. It can swing your monthly payment by hundreds of dollars.
Understand CDD and HOA fees
Many newer communities carry a CDD fee on top of HOA dues, and it shows up on your tax bill. Ask how much it is, how many years remain, and whether it can be paid off. Older neighborhoods often have none.
Check the flood zone
Every property sits in a FEMA flood zone, and it drives insurance cost and lender requirements. You can look up any address for free, and we walk you through it.
Time it right
Our market has seasons. Winter brings the most competition; late summer and fall tend to be quieter with more room to negotiate.
