If you are buying anywhere near the water on the Gulf Coast, flood zone is one of the first things to check, not the last. It affects whether insurance is required and how much it costs, and it can make or break a deal.
Look it up in five minutes
Go to the FEMA Flood Map Service Center at msc.fema.gov and search the address. You will get a flood zone letter. Zones that start with A or V, like AE or VE, are Special Flood Hazard Areas. Zone X is lower risk.
What the zones mean for you
If a home is in an A or V zone and you have a mortgage, your lender will require flood insurance, which is separate from your homeowners policy. V and VE zones are coastal with wave action and carry the highest premiums. Zone X is not required but is often still smart and much cheaper.
Before you make an offer
Get a flood insurance quote first, ask for an Elevation Certificate on higher-risk homes, and ask the seller about past flooding or claims. If their flood policy is assumable, that can save you money.
